9.1 Review of Previous Meeting Issues:    
  1.2.b through 2.1.4 - no new issues at this time. Info.  
  l. Security: All contractors are responsible for closing windows and exterior doors at the end of each day. The alley doors must always to kept closed to keep out unwanted guests. This has become increasingly important since the Chilton Club has shut down. SB&M D&M SB&M and D&M are to create checklist to be used for closing every day.
  8.1.2. New Manager's Office will have the exposed brick caulked and sealed. Specifications are 80% complete. Opaque finish has been approved by CC. RD D&M RD to provide specifications to D&M. D&M to have subcontractor provide quote for work by end of next week.
9.2 Review of Project Scope/Status:    
  All Project Scopes were briefly reviewed with the Attendees. Specific items are as noted below:    
  9.2.1 GENERAL    
  a. EXISTING STATUS:    
  9.2.1.1 It was discussed and decided that remaining asbestos that has been encountered will be double wrapped in plastic and sealed with tape. This method has been approved by the Asbestos contractor a. Additional areas to be abated include: condensate piping located on ground floor above door to alley exit and new manager's office ceiling area D&M GM This includes area under crawl space of 150. SB&M has asked that location of areas containing encapsulated asbestos be noted on drawings to be marked on as-builts GM will coordinate location of ceiling penetrations. D&M will follow thru with abatement
  9.2.1.2 STRUCTURAL ISSUES: The following issues/areas will be exposed, investigated and documented with photographs to be forwarded to Bruce Stewart at Provan & Lorber for followup at a site visit on Friday, 7/7/00 at 8:00 a.m: D&M SB&M 7/5/00 D&M will demolish those areas in the penthouse as required to expose load points and floor in employee's dining area to photograph and email to Bruce by Wed. 7/5/00
  a. the load points for the cooling tower base and the "Chiller" room floor P&L 7/7/00  
  b. The possibility of a structural failure in the area of the 5th floor pantry area will be further investigated on the site visit. P&L 7/7/00  
  c. P&L will confirm viability of "hatch" accesses on both the 150 and 152 roof P&L 7/7/00  
  d. Also need to investigate Room #413 where the dividing wall was removed to make this into a single suite P&L 7/7/00  
  9.2.1.3 Masonry sealant specification was received from RD and forwarded to D&M. D&M Masonry contractor is due to visit site today for pricing.
  7.2.1.1. It was discussed whether a pan beneath the Chiller or a concrete curb around the Chiller would work best for spill containment. Info. The decision on this is on hold pending input from the Structural engineer
  - CP&H to check with Plumbing Inspector about glycol going down a floor drain. CP&H ASAP CP&H to verify by end of next week. This form of glycol is non-toxic.
  6.2.1.a.7 The need to install/extend housekeeping pad for boiler to include domestic hot water heaters was discussed. SB&M D&M Need spec. (SB&M) and pricing (D&M)
  7.2.1.a.2 D&M has one set of updated Architectural drawings for sprinkler locations. D&M ASAP Need to have markups from Ace to provide updated drawings for permitting
  7.2.1.a.3 Existing boiler flue stack stand is tilting. Wood below may be rotting. D&M D&M to pour concrete pad underneath existing stand. D&M to look into Scope change and price for same. This will be done when houskeeping pad is installed (see 6.2.1.a.7 above)
  9.2.1.5 SB&M has given authorization to D&M to begin demolition of Gallery ceiling. Final pricing for HVAC and electrical is still pending.   Need to finalize electrical spec. and hvac coordination for pricing. If budget pricing is unacceptable to CC a suspended ceiling will be replaced (separate cost).
  b. CHANGES: No new issues at this time    
  c. PERMIT ISSUES:  
  1. Drawings need to be updated for final round submission to City of Boston Plan Review ALL These are expected to be completed by the end of next week NEED MARKUPS FROM ALL TRADES BY WED 6/28
  d. SCHEDULE BENCHMARKS: Received updated schedule from D&M. Info. All contractors are to layout piping runs so D&M can begin cutting holes.
  e. MISC./OTHER: 1. Need to start thinking about fitting finish work into the schedule. BW got one price for three new suites. Need to get further pricing for finish painting D&M D&M will pursue painting prices to pass along to CC.
  9.2.2 HVAC:    
  a. EXISTING STATUS: Need Sequence of Operations SB&M SB&M to finalize sequence of operations
  b. CHANGES: No new issues at this time    
  c. SUBMITTALS/DELIVERY: 1.3.2.b. SB&M has requested a copy of all equipment submittals for review. 4 Copies: 2 to be retained by SB&M and 2 to be returned to GM to be provided for but not be limited to the following equipment:    
  1. Chiller has been ordered and submittal has been approved. Info. Delivery will be coordinated for space considerations. Chiller is a stock item, no long lead time.
  2. Need to order fans GM 6/30/00  
  3. Need to order baseboard heating units. GM 6/30/00  
  4. Sheetmetal pricing has been received. Info. Final Mechanical pricing has been re-visited -- $3,400 net increase due to upgrade of Chiller system
  5. Makeup air unit in the back hallway needs to be ordered GM 6/30/00  
  6. Cooling Tower is expected sometime the end of July. Info.  
  d. SCHEDULE BENCHMARKS:    
  1. New boiler and piping main installation under way. Info.  
  2. Riser installation has begun. Info.  
  e. MISC./OTHER    
  9.2.2.1 GM expressed concerns surrounding the attainment of adequate skilled labor to this project in order to satisfy schedule demands. Has requested approval to work 10-hour days and 8-hours on Saturdays, beginning on 7/8/00 All D&M will coordinate with GM on what areas will need to be exposed for access to risers/piping. SB&M and CC will coordinate scheduling for building access and shutdown.
  9.2.2.2 TE needs to have copies copies of electrical data for Cooling Tower, FCU's,. Pumps GM 6/30/00 GM will provide data
  9.2.3 PLUMBING:    
  a. EXISTING STATUS:    
  9.2.3.1 It has been decided that we will not keep the "Lockinvar" Info. Avenues to sell this unit will be pursued
  4.2.3.a.8 Vent outside room 514 dumps into skylight. Vent piping needs to go through to roof. Staging maybe required. CP&H Coordinate with D&M.
  5.2.3.a.2. Ultrasonic testing occurred this week on 11 locations and 22 positions on waste piping. CP&H Asap CP&H to continue to pursue report from Thielsch engineering to provide to CC for records.
  6.2.3.a.6 It was noted that the facility has a lead water main. D&M Contractor through D&M will be here after the meeting to price replacing lead main and relining the main as an alternative.
  9.2.3.2 1 CP&H and SB&M still need to coordinate 2 temperature water system: 110oF and 140oF. Info. SB&M provided a piping diagram for this alternative. This will be discussed after the meeting.
  b. CHANGES: No new issues at this time Info.  
  c. SUBMITTALS: 1.3.2.b. SB&M has requested a copy of all equipment submittals for review. 4 Copies: 2 to be retained by SB&M and 2 to be returned to GM to be provided for but not be limited to the following equipment: Info.  
  d. SCHEDULE BENCHMARKS: - Building water service requirements will be coordinated as needed Info.  
  e. MISC./OTHER: - new pricing expected by the end of next week. Info.  
  9.2.4 ELECTRICAL:    
  a. EXISTING STATUS:    
  9.2.4.1 Need HVAC submittals for Cooling Tower, FCU's and Pumps for electrical data GM 6/30/00  
  6.2.4.a.7. The new Controller's Office needs new data wiring. Info. Bob (TE) came out today, however Mr. Wood was not avaiable. Will re-schedule for when Bob Wood is available for input
  9.2.4.2. Equipment will be purchased today. Should be ready to mount by next week. Info.  
  b. CHANGES: 1. John McCarthy sketched a re-route of feeders at time of pricing. TE Since Chiller is not on the roof. There will be some cost savings as well.
  c. SUBMITTALS: 1.3.2.b. SB&M has requested a copy of all equipment submittals for review. 4 Copies: 2 to be retained by SB&M and 2 to be returned to TE to be provided for but not be limited to the following equipment: None known at this time -- it may be necessary to order larger panel in basement Info.  
  d. SCHEDULE BENCHMARKS: - re-pricing expected once all drawings and specifications are finalized. Info.  
  1. Circuit tracing continues on first and ground floors--encountering problems in the kitchen area on matching up circuits Info.  
  2. Three prong outlets will be either white or ivory. Info.  
  3. Sketch needed on how to wire panels in boiler room TE TE to provide sketch to SB&M by end of next week.
  4. Temporary lighting is needed in crawl space below 150. TE TE to install after meeting.
  5. All updates are due next Wednesday 7/5/00 TE 7/5/00 Need updates for next round of progress drawings
  e. MISC./OTHER:    
  1. CC has requested that existing medicine cabinets be removed. Single mirror will be hung in its place and new light fixtures to be installed--need to have GFI outlet on fixture. TE Need to price fixtures
9.3 Project Schedule:    
  A first pass at the Project Schedule has been developed and delivered to each trade. Comments and suggestions are appreciated and should be submitted to SB&M.   Now that facility has been vacated. ALL TRADES NEED TO TAKE A PRELIMINARY PASS AT SCHEDULE BY NEXT MEETING
  Critical dates to remember:    
  1.4.1.d. Project completion is slated for August 31, 2000. This date is being strictly adhered to as the month of September is being utilized for furnishing to be replaced and final cleaning to be performed. Info. This date must be adhered to as closely as possible. The CC has a function scheduled for October 1.
